Real Estate

Marketing Built for Real Estate Professionals

Real estate is a relationship business that now starts on a screen. Buyers scroll Zillow and Realtor.com for months before they ever contact an agent. Sellers search "what is my home worth" or "best realtor in Dearborn", then look up the agent's name, reviews, Instagram and recent listings before they agree to a listing appointment.

That means your personal brand is the product. Two agents with the same brokerage, the same MLS access and the same commission structure win business very differently depending on how visible and trustworthy they look online. The agent whose videos a homeowner has been watching for a year usually gets the first call when it is time to sell. Out-of-state buyers relocating for work in Metro Detroit rely on that online impression even more, since they may never meet you before an offer.

Competition comes from every direction. The portals sell leads in your zip codes to other agents, national brokerages and discount models advertise hard, and every new licensee is posting listing reels. Portal leads are often shared, slow to convert and expensive, so agents who build their own pipeline through search, social and video keep more control over their business.

Housing advertising also has rules. Fair Housing laws apply to ads, and Meta requires housing and mortgage ads to run under its Special Ad Category, which removes targeting by age, gender and zip code. Google applies similar limits to housing and credit ads. Campaigns that ignore this get rejected, or worse, create real legal exposure.

XPN Marketing works with agents, teams, brokerages, property managers and mortgage professionals across Metro Detroit and Michigan. We film listing tours and agent videos in-house, run Meta and TikTok ads and Google campaigns within housing rules, and build websites and local SEO that keep working between listings.

The goal is a pipeline you own: sellers who already know you before the listing appointment, buyers who are ready to tour, and marketing that makes every listing look worth the price.

What we do

Digital Marketing Services for Realtors and Brokerages

Real estate runs on visuals and personal trust, so video and social sit near the top of the list here, backed by search and a site you control.

Video Marketing

Listing and agent video that sells homes and you

Our crew films and edits in-house: cinematic listing tours, open house promos, luxury property films, commercial space walkthroughs and agent education videos on topics like buying tips and negotiation. Each shoot is cut into a full tour for YouTube and MLS links plus vertical reels for Instagram, Facebook and TikTok. Sellers notice when your listings get this treatment, and it becomes a reason to hire you.

Meta & TikTok Ads

Meta and TikTok ads inside Special Ad Category rules

We run listing promotions, open house ads, home valuation offers and agent brand campaigns on Meta and TikTok, set up under the housing Special Ad Category where required. Without age, gender or zip code targeting, results come from strong creative, sensible location radiuses and retargeting your own video viewers. Lead forms ask about timeline and pre-approval so you know which leads to call first.

Social Media

Social media that keeps you top of mind for years

Most sellers pick an agent they already feel they know. We plan consistent content around your listings, sold homes, neighborhood spotlights, market updates and client stories, plus helpful explainers for first-time buyers. Everything follows Fair Housing language guidelines, describing the property and amenities rather than the kind of person who should live there. We also help you reply to comments and messages quickly, since a slow response often means a lost buyer.

SEO

Real estate SEO for neighborhood and seller searches

We build neighborhood and city pages for the areas you actually work, such as Dearborn, Dearborn Heights, Canton or Northville, with schools, commute notes, market snapshots and your local listings. Home valuation pages target seller searches, and your Google Business Profile and Zillow and Realtor.com profiles are aligned so your name and reviews show up consistently.

Google Ads

Google Ads for sellers and serious buyers

Search ads capture people actively looking: "sell my house in Livonia", "homes for sale in Troy" or "property management company near me". We structure campaigns by audience and area, follow Google's housing ad restrictions, send traffic to focused landing pages with IDX search or valuation tools, and track calls and form fills so budget favors the campaigns that book appointments.

Web Design

Agent and brokerage websites that capture leads

Your website should be the one place on the internet you fully control. We design mobile-first sites for agents, teams and brokerages with IDX listing search, featured properties, neighborhood guides, home valuation forms and agent bios. Property managers get owner and tenant pathways, and mortgage teams get clear calculators and application steps, with Equal Housing Opportunity notices where they apply.

Graphic Design & Branding

Personal branding agents can carry from listing to listing

Agents inside large brokerages still need their own recognizable look. We design personal and team brands that fit within brokerage guidelines, including logos, color systems, yard sign and flyer templates, listing presentation decks and social templates. Consistent branding makes every open house sign, reel and mailer reinforce the same name, so homeowners start recognizing you long before they are ready to list.

Strategy

What Builds a Real Estate Pipeline That Lasts

The market moves in seasons and cycles

In Michigan, listing activity usually picks up as the snow melts, with spring and early summer the busiest stretch for showings and families timing moves around the school year. Fall stays active, and winter slows down, though serious buyers and relocations keep coming. Interest rate shifts can change buyer urgency almost overnight.

We plan around that rhythm. Winter is the time to film agent education videos, refresh your website and build neighborhood content, so you are visible before the spring rush. Spring and summer budgets shift toward listing promotion, open house ads and seller campaigns.

Seller leads and buyer leads need different playbooks

Listings are the engine of a real estate business, and sellers choose based on trust and proof of marketing skill. They respond to video, reviews, recent sales and a clear plan for their home. Buyers respond to inventory, speed and availability. Since buyers now typically sign a written agreement with an agent before touring, early trust and clear communication matter more than ever.

  • Seller campaigns: home valuation offers, just-sold videos, neighborhood market updates and listing presentation content
  • Buyer campaigns: new listing alerts, open house promotion, first-time buyer education and pre-approval partnerships
  • Sphere nurturing: consistent social content and email that keeps past clients and friends referring

Lead quality is the real problem

Cheap leads from a valuation ad can be curiosity clicks from homeowners with no plans to move for years. We add qualifying questions on timeline and financing, send leads instantly to your phone or CRM, and track which sources produce appointments and closings rather than just sign-ups.

Compliance is not optional

Fair Housing rules apply to every ad and post. Copy should describe the home, not the ideal buyer, so phrases about family types, religion, ethnicity or ability stay out. Meta's Special Ad Category applies to housing ads and to mortgage and credit ads, which limits audience targeting, and Google restricts personalized targeting for housing and credit as well. Mortgage marketing carries extra lending disclosure obligations that your compliance team should review.

We build campaigns inside those limits and lean on what still works: compelling video, retargeting your own engaged audiences, location radiuses and offers that attract the right people on their own.

Video is the advantage most agents underuse

Real estate is one of the few industries where the product is fully visual and every listing is new content. An agent who films every listing, explains the market on camera and shares buyer tips builds familiarity at scale. With filming and editing in-house, we can turn a single shoot into a full tour, short reels and ad creative, without you coordinating separate vendors.

FAQ

Questions Agents and Brokers Ask Us

How much does real estate marketing cost?

It depends on what you need and your ad budget. An individual agent who wants listing videos and social content needs a different plan than a brokerage running ads across several cities or a mortgage team building a lead program. Ad spend is paid directly to Meta or Google. We do not have a fixed price list, and we quote after a free audit.

How long does SEO take for a real estate agent?

Months, not weeks. Your Google Business Profile, reviews and profile consistency can improve fairly quickly, but competing with portals and established agents for neighborhood and "homes for sale" searches takes steady content over many months. We never promise a ranking. Most agents pair SEO with video and paid social so they generate leads while organic visibility grows.

What is the Special Ad Category and does it affect my ads?

Meta requires ads about housing, including listings, home valuation offers and mortgage or credit products, to run under a Special Ad Category. It removes targeting by age, gender and zip code, limits detailed interest targeting and sets a minimum location radius. We set campaigns up correctly from the start, which keeps ads approved and keeps you on the right side of Fair Housing rules.

Do you film listing videos and open houses?

Yes. Our team films and edits in-house, including home tours, open house promos, luxury listing films, commercial property walkthroughs and agent education videos. We deliver full-length versions plus vertical cuts for Reels and TikTok. Coordinating shoots around showing schedules and seller preferences is part of the process.

Are Zillow and Realtor.com leads worth it, or should I build my own?

Portal leads can work, but they are often shared with other agents and you rent the visibility rather than own it. Building your own pipeline through video, social, search and your website takes longer to start but compounds over time. Many agents use both, then shift budget toward their own channels as those begin producing appointments.

Do you work with property managers and mortgage lenders?

Yes. Property managers usually focus on owner leads through search and landing pages, and on filling vacancies with listing ads that follow Fair Housing rules. Mortgage teams need careful credit-ad setup under Meta's Special Ad Category and Google's policies, plus disclosure-aware copy that your compliance team approves before it goes live.

How do you measure results?

We track leads by source, including calls, forms, ad lead forms and valuation requests, and report on which campaigns produce appointments, not just clicks. If you use a CRM, we help connect leads to it so you can follow them from first contact to listing or closing. Reports explain results in plain language, along with what we will adjust next.

What happens after I reach out?

We begin with a free marketing audit. We look at your website, Google profile, reviews, social presence, video and any current ads, compare them with the agents winning listings in your area, and share a clear plan for where to start. No pressure and no obligation, and the findings are yours to keep.
